Almal Real Estate Development confirms the upcoming opening of The Unexpected Al Marjan Island Hotel & Residences, a landmark beachfront hospitality destination set to debut in 2027 in Ras Al Khaimah.

Positioned on the shores of Al Marjan Island, the USD 400-million development introduces a new lifestyle-driven concept that blends five-star hospitality with branded residences. Notably, the project has already sold out, reflecting strong demand ahead of its official opening.

According to Dmitriy Starovoitov, founder of Almal Real Estate Development, the project is designed to meet evolving market expectations. He stated: “Reaching this milestone at The Unexpected Al Marjan Island Hotel & Residences reflects disciplined execution and strong alignment across our partners. Our focus remains on delivering a high-quality, world-class project that aligns with market demand and contributes to the continued growth of Ras Al Khaimah.”

The development will be operated by Palladium Hotel Group, bringing global hospitality expertise to the destination. In addition, the project will feature 422 five-star hotel rooms and branded residential units, offering a seamless blend of luxury living and resort-style experiences. Inspired by the vibrant energy of Ibiza, the hotel and residences will deliver a dynamic yet refined beachfront environment. Furthermore, guests and residents will benefit from elevated amenities, curated experiences and direct access to pristine beaches. The property is strategically located near the highly anticipated Wynn Al Marjan Island resort, set to open in 2027. In turn, the area is expected to experience increased tourism demand and heightened global visibility.

Ras Al Khaimah continues to strengthen its position as a fast-growing tourism and investment hub. Tourism reached 1.35 million visitors in 2025, marking a 6 percent increase year on year. By 2030, projections indicate growth to nearly 5.5 million visitors.
