Costas Livadaris lifts the lid on future-ready hospitality

Costas Livadaris

As hospitality developments across the Middle East become increasingly ambitious, Costas Livadaris, hospitality & leisure lead, EMEA at Parsons, explains why successful projects depend on combining visionary design with operational intelligence and shares his insights on the sector’s evolving landscape.

Hospitality challenges

The greatest hospitality challenge extends beyond hotel construction, requiring surrounding infrastructure that consistently supports exceptional guest experiences and long-term operational performance. Indeed, hotels increasingly depend on integrated airports, transport networks, utilities, digital systems, public spaces and mixed-use developments functioning seamlessly together. However, disconnected planning often creates costly delays, operational inefficiencies and hospitality assets struggling to perform effectively after opening.

Mega projects reshaping tourism

Mega projects are fundamentally transforming hospitality by positioning hotels as central components within integrated tourism destinations instead of standalone developments. Significantly, these destinations combine culture, entertainment, mobility, retail, residential communities and public spaces, creating richer visitor experiences and stronger economic opportunities. Nevertheless, achieving success requires coordinated planning, governance, construction supervision, operational readiness and sustained long-term asset performance across every development phase.

Design innovation

The most influential design innovation integrates operational intelligence into hospitality planning from the earliest project stages, improving efficiency before construction even begins. Additionally, Building Information Modeling (BIM)-enabled workflows, digital tools, system integration, mock-up rooms and data-driven decisions help teams optimize hotel functionality before opening. Meanwhile, AI enhances construction supervision, project visibility, coordination and handover quality, significantly reducing costly late-stage changes and operational challenges. Ultimately, these innovations create hotels delivering superior guest experiences while maintaining long-term operational efficiency, sustainability and overall business performance.
